Building Plan Review

The Building Plan Review process is divided into two areas: Residential and Commercial. Residential Plan Review encompasses one and two family dwellings, and Commercial Plan Review handles all of the rest.

We have several services to offer you in the building review area that will make it easier for you to get your project started.

Conditional Plan Review

Our Conditional Plan Approval process allows your plans to be reviewed for compliance with all of the applicable codes, and then the needed corrections will be indicated on the plans. Comment sheets will be provided that show the items that must be corrected. The plans will then be stamped as being conditionally approved, pending corrections being made prior to construction taking place.

Early Start Authorization

Our Early Start Authorization allows construction work to commence at the time of plan submittal for all remodeling and alteration projects. This work includes building, plumbing, gas, mechanical, electrical, life safety and fire. The only conditions are that the work must not be covered, and if any violations are found at the permit inspection stage, they must be corrected.

Product Approval Requirements

The State of Florida regulates the approval of all products used in on the exterior envelope of the building, and all structural components related to the exterior envelope of the building. It is important to know what is required on the plans in order to comply with the product approval requirements of the State.  The Product Approval (PDF, 1.5mb) information is available in PDF format for your use.
