**INCOMPLETE APPLICATIONS WILL NOT BE ACCEPTED - PLEASE BE AWARE THAT YOU ARE RESPONSIBLE FOR THE COMPLETENESS OF THE APPLICATION, NOT CITY STAFF.  WHAT YOU SUBMIT WILL BE REVIEWED AND IN CASES OF ADMINISTRATIVE REVIEW, THE INFORMATION SUBMITTED IS HOW A DECISION IS REACHED.  PLEASE MAKE SURE YOUR APPLICATION IS COMPLETE, LEGIBLE AND ADDRESSES ALL REQUIREMENTS OF THE CITY OF TAMPA.**

**PLEASE NOTE THAT BOTH THE CITY COUNCIL AND VARIANCE REVIEW BOARD LIMIT THE NUMBER OF CASES ALLOWED PER HEARING.  EVEN IF YOU SUBMIT BY THE DEADLINE, YOUR APPLICATION MAY BE SCHEDULED FOR A DIFFERENT HEARING.**

Please Note: Personal Checks and cash are no longer accepted. Land Development Coordination will no longer accept cash for payment of applications. Acceptable forms of payment will be money orders, cashier's checks (a.k.a. bank checks, official checks, cashier's cheque, demand draft), business checks, Visa, MasterCard, Discover and American Express.

Also Note: No check dated more than 14 days prior to the date of payment will be accepted (For example: if an application is submitted on the 14th of the month, the check can not be dated from the month before).

*When clicking on the links for applications not designated as a PDF, you will be taken to Tampa's Accela Citizen Access website to complete, pay and submit the application online. This may enable you to avoid making excessive trips to Land Development Coordination.  If you are submitting your application through the Accela system, it is strongly suggested that you review the instructions that are included with the PDF version of the applications so that you can fully understand the minimum requirements for submittals.*

If submitting through the Accela Citizen Access portal, please complete the owner/agent authorization and upload.  Without this form, your application cannot be processed.

PROCESSING FEES & SCHEDULES

NOTE: Please check the Plat, Survey, Title Policy and all other documentation relating to your property prior to design and construction.  The City of Tampa and its staff DO NOT review for compliance with individual private deed restrictions and covenants during permit review.  The issuance of a building permit by the City of Tampa signifies that the project is in compliance with the zoning codes of the City of Tampa and City of Tampa and Florida building code.  The issuance of a building permit DOES NOT insure compliance with private deed restrictions or covenants.

Advisory opinions shall be considered informal guidance to the applicant, shall have no legal or binding effect, and may not be interpreted to determine or create personal or property rights of the applicant or any other party. Each advisory opinion shall include a statement consistent with this section.

Design exception-1: Applications for minor design changes related to the following (refer to respective code criteria for requirements):  a.

a.  Article III, Division 2 Special Districts (design standards);

b.  Article IV Overlay Districts overlay (design standards);

c.  Article VI Supplemental Regulations (e.g. fence framing, and orientation, alternative buffering and screening, parking and loading); and,

d.  Other such minor changes to design oriented requirements of this code, all within the limits set forth in their respective sections.

Design exception-2:  Applications for minor changes to building setbacks in non-Overlay and non-Special District.

Applications for certification, requests regarding the zoning of a particular parcel and associated permitted uses, dimensional standards, and site specific development requirements, shall be reviewed according to the process set forth in this section.

The following applications shall be reviewed pursuant to the formal decision process: Vested rights; Non-conforming status; A request for written determination regarding a specific parcel of real property in order to obtain a final, legally enforceable decision upon which the City of Tampa may approve applicable permits.  This includes applications for lot reconfiguration.
